It's not the time to test the market — it's time to be aware and realistic. So let's talk numbers, and what they actually mean if you're thinking about selling.
Right now, there are 2,255 active and coming-soon listings across this coastal market. Over the past 90 days, 633 homes closed: 200 in the last 30 days, 223 in days 31–60, and 210 in days 61–90. That works out to an average of 211 sales per month.
The math: 2,255 active listings ÷ 211 average monthly sales = approximately 10.7 months of supply.
For context, a balanced market sits at 4-6 months. Contrary to the whispers you may have heard, the math speaks for itself. We remain firmly in buyer's market territory — and sellers need to know that.
But here's where it gets interesting.
With 236 properties currently under contract, buyers are still actively making moves. The demand is there. What's shifted is the standard a listing has to meet to earn that offer.
The same dynamic is playing out in short-term rentals. Galveston's STR inventory has grown significantly — nearly 3,918 active rental listings — yet nightly rates and overall revenue continue to climb among the top-performing properties. More supply didn't kill demand. It raised the bar.
The winning formula
The rentals and homes that are winning share the same formula: prime location, thoughtful updates, strong presentation, and competitive pricing. Beachfront, bayfront, and canal-front properties with pools, covered decks, quality interiors, and modern amenities aren't sitting. They're closing.
The glut isn't crushing the market equally — it's separating the listings that are ready from the ones that aren't.
